Soft Wash vs Pressure Wash — What's the Difference and When Should You Use Each?
If you've been looking into getting your home's exterior cleaned, you've probably come across both terms — soft washing and pressure washing. They're often used interchangeably but they're actually very different methods, and using the wrong one on the wrong surface can cause serious damage.
Here's everything you need to know.
What Is Pressure Washing?
Pressure washing uses high-pressure water to physically blast dirt, grime, and staining off surfaces. The cleaning power comes from the force of the water — it's fast, effective, and ideal for hard, durable surfaces that can handle the pressure.
Best used on:
Concrete driveways
Exposed aggregate
Pavers and brick paving
Pathways and pool surrounds
Concrete walls and retaining walls
On the right surface, pressure washing delivers an immediate, dramatic result. Years of built-up oil stains, tyre marks, mould, and grime come off quickly and the results speak for themselves.
What Is Soft Washing?
Soft washing uses low pressure — similar to a garden hose — combined with a biodegradable cleaning solution to break down mould, algae, lichen, and organic growth at the source. The chemical does the work, not the pressure.
The solution penetrates the surface, kills the organic growth at a cellular level, and is then rinsed away at low pressure. Because the growth is actually treated rather than just blasted off, the results last significantly longer.
Best used on:
Tile and Colorbond roofs
Rendered and painted walls
House exteriors
Timber and composite surfaces
Fences and screens
Solar panels
Why Does It Matter?
Using high pressure on the wrong surface causes real damage — and it's more common than people think.
High pressure on a tiled roof can crack tiles, blow out pointing, force water under the surface, and strip protective coatings. On a rendered wall it can etch and pit the surface. On painted surfaces it strips the paint. The damage often isn't immediately obvious but it leads to costly repairs down the track.
We see the results of incorrect pressure cleaning regularly. A roof that's been high pressure cleaned looks clean initially but the pointing is blown out, the tiles are chipped, and within six months the mould is back just as bad because nothing was actually treated — it was just blasted off temporarily.
How Do You Know Which One You Need?
A simple rule of thumb:
Hard and durable = pressure wash. Concrete, pavers, exposed aggregate — surfaces that are dense and built to handle heavy use can handle high pressure.
Soft, painted, or coated = soft wash. Anything with a coating, paint, or render — roofs, walls, fences, timber — needs soft washing to avoid damage.
When in doubt, soft wash is always the safer option. You can always increase pressure if needed but you can't undo damage once it's done.
What Do We Use at Gold Coast Pressure & Exterior Cleaning?
We use both methods — but only where each is appropriate.
Every job starts with an assessment of the surface type, condition, and level of contamination. We never apply high pressure to a surface that doesn't warrant it, and we never soft wash a concrete driveway when pressure cleaning will do a faster and more thorough job.
The right method for the right surface. That's how you get a result that lasts and a property that isn't damaged in the process.
If you're not sure what your property needs, send us a photo and we'll let you know exactly what method we'd use and why — no obligation, no guessing.
Frequently Asked Questions
Is soft washing safe for my roof? Yes — soft washing is actually the recommended method for all roof types including tile and Colorbond. High pressure is never safe on a roof.
Does soft washing kill mould and algae? Yes. The cleaning solution used in soft washing kills mould, algae, and lichen at the source — which is why results last longer than pressure washing alone.
How long do soft wash results last? On most Gold Coast properties, a quality soft wash treatment lasts 12–24 months depending on the surface, location, and amount of shade and moisture exposure.
Can you pressure wash a rendered house? No. Rendered surfaces need soft washing. High pressure will damage and pit the render and is not covered by most render manufacturer warranties if pressure cleaned.
How much does soft washing cost on the Gold Coast? Pricing depends on the size of the property and the surfaces being cleaned. Most residential soft wash jobs start from $250. Send us a photo for a fast, no-obligation quote.
